Abstract

In supporting a country's economy, the active role of capital market institutions is needed. Investment growth in a country is influenced by growth in the country. One country's investment climate is influenced by the macroeconomic conditions of a country such as the level of Gross Domestic Product (GDP), exchange rates of rupiah / US dollar, inflation, and interest rates (BI Rate) which have a systematic influence on the level of returns on capital markets. The purpose of this study was to determine the effect of gross domestic product, exchange rate (rupiah / US dollar), inflation, and interest rates (BI Rate) on stock returns of property and real estate subsector service companies listed on the Indonesia Stock Exchange year 2012-2017 both partially (one by one) or simultaneously (together). For the implementation of stock returns, the author uses a theory from Stephen A. Ross (1976), namely the theory of APT (Arbitration Pricing Theory) which is based on the view that the return or rate of return of shares of securities is influenced by macroeconomic variables. As for gross domestic product using theory according to Sukirno (2010), the rupiah / US dollar exchange rate uses theory according to Fabozzi and Modigliani (1999), inflation uses theory according to Sukirno (2008), while interest rates use theory according to Husnan (2009). The research method used is descriptive and verification research method with a quantitative approach. Data collection techniques use documentation techniques. The sampling technique uses purposive sampling which produces 10 companies from 48 companies. The data processing technique used is panel data, which is a combination of cross section and time series data. By using panel data regression it can be concluded that gross domestic product has a positive effect of 3.232, the exchange rate of rupiah / dollar US has a negative effect of -3.911, inflation has a negative effect of -2.422 and the interest rate has a positive effect of 4.125 on the property and real estate subsector return. Simultaneously gross domestic product, exchange rate, inflation, and interest rates have a significant effect of 14,729 on property and real estate subsector stock returns listed on the Indonesia Stock Exchange (IDX) in 2012-2017.
