Abstract
INDONESIA : Sebanyak 18,92% rumah tangga belum memiliki rumah dengan status milik sendiri. Salah satu penyebabnya adalah ketidakmampuan rumah tangga untuk membeli rumah, sehingga dibutuhkan peran lembaga keuangan sebagai penyedia pembiayaam rumah. Pembiayaan rumah berbasis syariah semakin banyak diminati masyarakat. Pada tahun 2020, pertumbuhan KPR perbankan syariah naik sebesar 11,37% (yoy) sedangkan pertumbuhan KPR perbankan konvensional naik 1,86% (yoy). Penelitian ini membahas model matematika pembiayaan rumah berbasis syariah dengan bagi hasil berdasarkan kepemilikan. Dengan data pada BPRS Al Barokah, diambil contoh kasus pembiayaan rumah sebesar Rp.240.000.000 dengan jangka waktu 10 tahun dan tingkat margin 18% pertahun. Hasil perhitungan menggunakan rumus perhitungan pembiayaan di BPRS Al Barokah menunjukkan margin yang diperoleh bank sebesar Rp.432.000.000, sedangkan dengan menggunakan model matematika dengan bagi hasil berdasarkan kepemilikan menunjukkan margin yang diperoleh bank sebesar Rp.214.200.000. Tabel amortisasi menunjukkan kepemilikan bank berkurang dan kepemilikan nasabah bertambah seiring berjalannya pembayaran hingga akhir periode waktu nasabah memiliki hak penuh atas rumah yang dibeli. Bagi hasil bank semakin menurun dari waktu ke waktu sementara bagi hasil nasabah semakin meningkat, sehingga margin bank semakin menurun dan margin nasabah akan meningkat. ENGLISH : As many as 18.92% of households do not have a house with their own status. One of the causes is the inability of households to buy a house, so that the role of financial institutions is needed as a provider of housing finance. Sharia-based home financing is increasingly in demand by the public. In 2020, the growth of Islamic banking mortgages increased by 11.37% (yoy) while the growth of conventional banking mortgages increased by 1.86% (yoy). This study discusses the mathematical model of sharia-based home financing with profit sharing based on ownership. Using data from BPRS Al Barokah, an example of a house financing case of Rp. 240,000,000 is taken with a 10-year term and a margin rate of 18% per year. The calculation results using the financing calculation formula at BPRS Al Barokah show that the margin obtained by the bank is Rp.432,000,000, while using a mathematical model with profit sharing based on ownership shows the margin obtained by the bank is Rp.214,200,000. The amortization table shows that the bank's ownership decreases and the customer's ownership increases as payments progress until the end of the period when the customer has full rights to the house purchased. Bank profit sharing has decreased over time while customer profit sharing has increased, so that bank margins will decrease and customer margins will increase.
