Abstract
INDONESIA : Pembiayaan rumah berbasis syariah merupakan salah satu fasilitas yang diberikan oleh bank syariah kepada nasabahnya yang menginginkan pembiayaan untuk memenuhi kebutuhan dalam pembangunan rumah dengan sistem pembayaran mengangsur. Terdapat beberapa akad yang dapat digunakan dalam pembiayaan rumah berbasis syariah, yaitu akad jual-beli seperti bai bithaman ajil, dan tawarruq, akad bagi hasil dan akad sewa menyewa seperti musyarakah mutanaqisah. Ketiga akad tersebut merupakan akad pembiayaan rumah syariah yang secara umum diterapkan di Malaysia, namun belum umum diterapkan di Indonesia. Sehingga dalam penelitian ini penulis mencoba menerapkan ketiga akad tersebut di Indonesia dengan merancang formula matematika untuk menghitung angsuran bulanan. Rancangan formula matematika tersebut, yaitu model anuitas dan model barakah. Pada model barakah menerapkan asumsi rasio margin keuntungan sebesar 1⁄4 dari total pembiayaan. Dalam implementasinya, rancangan formula matematika model barakah memberikan angsuran bulanan yang lebih kecil dibandingkan dengan rancangan formula model anuitas. ENGLISH : Islamic home financing is one of the facilities provided by Islamic banks to their customers who want financing to meet the needs of house construction with an installment payment system. There are several contracts that can be used in islamic home financing, namely buying and selling contracts such as bai bithaman ajil, and Tawarruq, profit sharing contracts and rental contracts such as musyarakah mutanaqisah. The three contracts are sharia home financing contracts that are generally applied in Malaysia, but have not been generally implemented in Indonesia. So in this study the author tries to apply the three contracts in Indonesia by designing a mathematical formula to calculate monthly installments. The design of the mathematical formula, namely the annuity model and the barakah model. The barakah model applies the assumption of a profit margin ratio of 1⁄4 of the total financing. In its implementation, the design of the barakah model mathematical formula provides a smaller monthly installment compared to the annuity model formula design.
